What you will do

    Supervises a team of Project Managers, Construction Managers, Project Executives, Site Superintendents and Customer Operations Associates within an assigned Area to plan, execute, and complete Performance Infrastructure (PI) projects. Responsible for the overall financial results of a portfolio of assigned projects. Actively ensures that direct reports pursue selling change orders. Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics. Ensures Johnson Controls staff and subcontractors adhere to all safety standards.

    How you will do it

    Health & Safety:

    • Works collaboratively with the Regional Safety Manager championing and driving the SSNA Safety Program for employees and subcontractors at all levels in the Regional Installation organization with goals of zero lost time and zero recordable incidents.

    • Responsible for holding monthly safety meeting to ensure all employees complete required tool box training and safety quiz.  Discuss near misses and lessons learned at jobsites. 

    • Conducts monthly safety leader observations at jobsites and ensures each direct report completes leader observations. 

    • Provide coaching to field employees and escalate issues to Regional Safety Manager for swift resolution of site safety issues. 

    • Ensure safety plans are administered for each site and adhered to throughout construction.

    • Work with direct reports to have all CM’s and Site Supers OSHA 30 Certified.

    • Works with project team to make sure asbestos reports are obtained for affected work areas on each project and documentation is turned over to every subcontractor working on the job.    

    Customer Satisfaction:

    • Ensure projects are installed on-time with the highest level of quality. 

    • Return customer calls within (1) business day and ensure direct reports have timely customer responses.    

    • Work with CM’s and Site supers to communicate effectively with our customers and provide meeting minutes within 24 hours of meetings.  Customer meetings will be held on a weekly or bi-weekly basis.      

    • Ensure CMs have accurate cost loaded project schedules for customer updates and coordination.

    • Ensure compliance with state, local and federal legal requirement and ensure that installation business is conducted with the highest ethical standards. 

    Regional and Project Financials:

    • Works with Area Market Teams to provide Day 5 Outlook that includes the 90 Day forecast for the Region.   

    • Conduct backlog reviews each month to review all active jobs no later than the 20thof the month.    At a minimum, Backlogs include review of forecasted costs, project budgets, risk, customer satisfaction, resources, billings and collections.     

    • Drive monthly financial results by ensuring forecast and plan numbers are met or exceeded.

    • Ensure jobs are re-estimated at a minimum every 90 days for SOX compliance and coach team to include notes for each project.        

    • Work with Area Market teams and Regional Controller on fiscal year planning and Cost Leadership initiatives.

    • Attend monthly AR calls to help drive billings and collections with the goal of negative TWC for each job and the portfolio.      

      Legal/Claims/Contracts:

    • Ensure all project documentation is accurate and uploaded to SIBP throughout the project with final documentation upload at project close-out.

    • Ensure partial and unconditional lien releases are obtained from all subcontractors. 

    • Review Terms and Condition modifications on subcontracts and escalate to procurement/legal when needed.  Anytime Indemnity or Haz. Mat sections are redline legal approval is required.

    • Work with project team to sign subcontractors up for Prime Revenue.

    • Work with project teams and consultants to submit equitable adjustment claims to customers and defend claims brought against JCI by subcontractor or customer. 

    Procurement:

    • Work with Area Market Teams to ensure competitive bid requirements are adhered to during project development. 

    • Work with procurement manager to obtain national pricing and leverage subcontractors that are used on a national level. 

    • Engage procurement to obtain nation pricing on equipment.

    • Review each subcontract that goes through the IPROC approval system to ensure accurate scopes and general conditions requirements.

    • Promotes SSNA objectives for workplace and supplier diversity.     

    HR activities:

    • On-board full time employees including obtaining laptops, cell phone, network access, safety orientation, company car, and JCI tool access.

    • Train employees on JCI tools and on-line applications.    

    • Engage employees in yearly review along with mid-year reviews. 

    • Create annual development plans for each direct report and engage employees throughout the year to ensure goals are met.

    • Track the team’s annual training with 100% completion of all required modules in LMS.

    • Source temp labor for site super roles and develop into a full time CM role where applicable.      

    General & Internal JCI:

    • Conduct sales to operations project turn-over meetings for each project that’s booked.

    • Coordinate and participate in the Constructability review during the development phase with the Development Team, Operations and the ASD team.

    • Attend each pre-bid review for projects and conduct a review with the local market team to understand scope, bids, risk, and schedule prior to regional and national reviews.

    • Coordinate with internal JCI support functions that include Connected Technologies, ILI, Equipment, and Branch Service / Installation groups.  Work with the groups to maximize resource utilization and sharing across the lines of business.

    • Coordinate Ops to M&V turn-over meeting at the completion of each project.  Ensure all documentation and construction history is delivered to M&V for accurate project energy reporting.         

    PRODUCTIVITY MEASUREMENTS:

    The Regional Installation Manager is responsible for the executed margin for their assigned PI portfolio. The following metrics define this responsibility:

    • PI Projects Profitability

    • PI Executed Gross Margin

    • PI cash flow- TWC

    • PI Projects - Timely Project completion

    • Zero Safety Incidents

    What we look for

    Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture with a minimum of ten years of progressively more responsible operations management experience in the Building Construction Industry including five or more years of direct project management experience. Demonstrated written and verbal communication skills. Strong presentation skills and proficiency in speaking to large audiences. Able to travel up to 50% of time. Strong Personal Computer working capabilities in MS Projects, MS Office (excel, word, power point), Adobe Writer, Visio and basic Windows environment.
